Making a valid planning application

Correctly completed planning application forms get processed more quickly.

Use this page or contact the planning team to find and download the correct guidance notes and checklist for your application.

Making an application
First check if your proposal needs planning permission.

If your proposal does need permission and you are completing the application yourself, the quickest way to submit and pay for an application is online.

You will be directed to the national online planning application system called the Planning Portal. On-screen instructions help you through all stages of the application, including payment.

Online applications tend to be processed more quickly but you can also download and print out paper application forms from the Planning Portal website.

If you are submitting a paper application it is also necessary to print off a complete checklist from the relevant application type listed below in Checklists and guidance notes.

Unless your application is straightforward it is a good idea to employ a professional agent to help you with the plans and paperwork.

If an agent is employed we will usually make contact through them rather than directly with you.

Processing the application

Your application will be checked to ensure you have completed all the documents and paid the correct fee (55KB) Adobe pdf document.  If information is missing or the wrong fee has been paid we will let you, or your agent, know by letter.

Once everything is correctly completed and the right fee paid your application will be formally registered. Within seven days you, or your agent, will normally get an acknowledgment and be told which planning officer is dealing with your application.

Checklists and guidance notes

New legislation introduced on 6 April 2010 means fewer application types require a Design and Access Statement. In particular, a Design and Access Statement is now no longer needed for householder applications sited outside Conservation Areas.

For all other application types please contact the Planning Administration Team on 01629 816200 or email planning.service@peakdistrict.gov.uk for clarification and further advice before submitting your application.

Please note most applications falls into the first two categories.

For all applications within the garden area of a domestic dwelling.
